Aspen Equestrian Estates is a small, established neighborhood of 47 lots sitting just off Highway 82 at Catherine Store Road, with 15 acres of open space and a private amenity package that includes a clubhouse, pool, fitness facility, and tennis and pickleball courts. It sits less than four miles from both downtown Carbondale and Willits, which makes it close to a true midway point between the two. For buyers who want generous lots, custom homes, and shared amenities without a golf community's price point, it deserves a serious look.

The Community

The neighborhood is mostly newer custom homes on generously sized lots, and it has a real neighborhood feel. Residents are largely full-time, a mix of long-time locals and families, and the shared amenities give the community a natural gathering point.

The amenity package is substantial for a neighborhood this size. A private clubhouse, pool, workout facility, tennis and pickleball courts, a playground, and 15 acres of open space. HOA assessments cover water, sewer, trash, snowplowing, road maintenance, and common area upkeep along with access to the amenities, which is worth understanding when comparing carrying costs against other communities.

Setting and Access

The location at Catherine Store Road is the practical story. Catherine Store itself sits right there, with a gas station and an excellent wine shop. The road serves as the back entrance into downtown Carbondale, running through farmland rather than continuing west on Highway 82 to the main entrance on Highway 133. It is a better drive.

Nothing here is walkable to a town center, but the trade is a short drive in either direction. Willits and downtown Carbondale are each just a few minutes away. The Rio Grande Trail is close, though not directly adjacent, for walking and biking toward Basalt or Carbondale.

One consideration worth taking seriously. Certain sections of the neighborhood carry noise impact from Highway 82. Position within the community matters, and it is worth evaluating on site before committing.

The Real Estate Market

Inventory is naturally limited and only a handful of homes trade in a given year. The housing stock skews newer, with custom homes on lots that run generous by mid-valley standards, and recent sales have generally landed in the range of $1.15M to $2.34M depending on size, position, and finish.

Position within the neighborhood drives meaningful differences, particularly regarding highway exposure and whether a lot backs to the community open space.
