Blue Creek Ranch sits at the southwest corner of Catherine Store Road and Highway 82, about four miles east of Carbondale, on roughly 50 acres of open space that runs nearly to the Roaring Fork River. Walking paths lead down to the water, a community pond anchors the center of the neighborhood, and every home comes with a dedicated storage stall in one of two large barns on the property. For buyers who want river access, open space, and privacy without a full amenity club, it deserves a serious look.

The Community

The open space is the defining feature. The neighborhood owns land nearly all the way to the Roaring Fork River, with walking paths leading down for easy access to the water and Gold Medal fishing.

The community pond sits at the center and gets real use, stand-up paddling through the summer and ice skating in the winter. Each home includes a large garage stall for private storage in one of two barns on the premises, which is a practical amenity in a valley where gear accumulates.

Beyond the open space, the trails, the pond, and the storage barns, there are no additional neighborhood amenities. No clubhouse, no pool, no courts. The trade is lower carrying costs and a quieter, less programmed community.

Setting and Access

The Catherine Store Road location puts Blue Creek Ranch at close to a midway point between Willits and downtown Carbondale, with each a short drive. Catherine Store sits right at the intersection, with a gas station and an excellent wine shop.

Catherine Store Road serves as the back entrance into downtown Carbondale, running through farmland rather than continuing west on Highway 82 to the main entrance on Highway 133. It is the better drive. The Rio Grande Trail is close by, which makes biking to Willits or Carbondale straightforward.

The Real Estate Market

Blue Creek Ranch has more internal variety than most neighborhoods its size, and understanding the two ends of it matters.

The northern section, closest to Highway 82, holds slightly smaller homes in a denser configuration on smaller lots. These are the more affordable properties in the community and the practical entry point.

The southern end is the prime stretch. Larger homes on larger lots facing toward the Roaring Fork River. These are not immediately adjacent to the river itself. They open onto HOA-owned green space, which delivers privacy and quiet, and in practice that buffer is part of the appeal.

Most of the neighborhood falls roughly in the $2M to $4M range, with the larger custom homes at the upper end and the northern section below it.
