Willits Town Center anchors it, with Whole Foods as the primary draw alongside a deep mix of retail and restaurants. TACAW, The Arts Campus at Willits, brings live music, film, and performance to the neighborhood, and has become a cultural anchor for the entire mid-valley.
Linear Park runs the length of the community, with paths, playgrounds, and fields. It functions as both recreation and infrastructure, a car-free spine that connects one end of the neighborhood to the other and delivers residents to Willits Town Center on foot or by bike. For families with kids and dogs, it is the center of daily life.
Setting and Character
Willits is suburban by design, and that is the honest way to describe it. The neighborhood is orderly, consistent, and cohesive, which some buyers read as cookie-cutter. It is a direct contrast to the eclectic, historic character of Old Town Basalt, and buyers tend to land firmly in one camp or the other. What reads as uniform to one buyer reads as thoughtful and low-friction to another, and the design is exactly why the neighborhood works as well as it does.
Two practical notes worth knowing. Willits sits slightly further down-valley than Old Town, and the commute to Aspen faces a couple of additional highway chokepoints. The neighborhood also borders Highway 82, and certain sections experience meaningful highway noise. That exposure affects value in specific pockets, so location within the neighborhood matters more here than in many communities.
Who Lives Here
Willits draws a broad mix. Young professionals and families are the core, attracted by the walkability, the parks, and the modern housing stock. Seasonal residents and second-home owners have become an increasingly large share, particularly in the newer condo developments. The neighborhood also appeals to buyers downsizing from larger homes who want to stay in the valley without the maintenance.
Families are served by the Roaring Fork School District, with Basalt Elementary, Middle, and High schools nearby, and Willits Town Center puts groceries, dining, and services within walking distance for everyone.
The Real Estate Market
Willits offers the widest range of housing types of any neighborhood in Basalt. Single-family homes make up the largest share, varying in age but consistently positioned according to the master plan. Townhomes provide a lower entry point into the neighborhood while still delivering generous space and garages, and they are often the most practical way in for first-time buyers in the mid-valley.
Urban-style condos sit directly adjacent to Willits Town Center, putting residents steps from Whole Foods, restaurants, and TACAW. At the higher end, the Park Modern and Lake Modern developments offer contemporary condos that have proven popular with seasonal visitors and buyers who want a lock-and-leave property with minimal upkeep.
