The community sits adjacent to Highway 82, and while most homes are well-buffered, buyers closest to the highway should evaluate that carefully.
The Roaring Fork River runs through the community with world-class fly fishing, and ponds throughout create waterfront living opportunities at various price points. Carbondale's Main Street is minutes away with independent restaurants, coffee shops, and a genuine small-town feel.

Residents include longtime Aspen homeowners who have right-sized down-valley, buyers from warmer climates seeking a summer escape, and post-COVID younger families who have diversified what had been a predominantly older demographic. At nearly 2,000 feet lower than Aspen, winters are shorter and milder with roughly a third of the snowfall, making the home usable across more of the year.
