Southside is one of Basalt's smallest neighborhoods, and one of its quietest. Sitting on the south side of Highway 82, which is where the name comes from, it offers a compact, tree-lined pocket of single-family homes and duplexes with direct access to the Rio Grande Trail. The housing stock is limited enough that listings here are genuinely scarce, so buyers who want in should be ready when something comes available.
The Community
The neighborhood layout is quaint and residential in the traditional sense. Mature trees line the streets, and a neighborhood playground and field give families a gathering point within walking distance of every home. The scale is small enough that it retains a real neighborhood feel, where people know each other.
Direct access to the Rio Grande Trail is one of Southside's best features. The paved path runs the length of the valley, so residents can bike or walk toward Willits, down toward Carbondale, or up-valley without touching Highway 82. For a neighborhood this compact, the recreational reach is considerable.
Setting and Location
Position on the south side of the highway shapes daily life here in both directions. Highway access is easy, whether the trip is a commute up-valley to Aspen or a weekend heading up to have fun outdoors.
Southside sits on the same side of the highway as Basalt High School, which is a meaningful convenience for families with high school-aged kids. That proximity does bring some car traffic during school commute hours, a fair trade for the access.
Getting to Old Town Basalt means crossing the highway, so downtown is not quite as seamless as it is from neighborhoods on the north side. A pedestrian underpass makes the crossing easy on foot or by bike, and the market, the concert series, and the Midland Avenue retail and dining are all close, but the crossing is a real distinction worth understanding.
Who Lives Here
Southside is a local neighborhood. Long-time residents and families make up the core, and the combination of the playground, the field, and the walkable scale gives it a steady, grounded character. The high school proximity keeps families here through their kids' school years, which contributes to the low turnover.
Families are served by the Roaring Fork School District, with Basalt High School right nearby and the elementary and middle schools a short trip across the highway.
The Real Estate Market
Southside offers single-family homes and duplexes, and the total inventory is small. Limited housing stock is the defining market feature. It is rare for more than a few properties to be available at any given time, and in some stretches there is nothing at all.
That scarcity cuts both ways. Buyers need to be prepared to move when a home comes to market, because waiting for options rarely works in a neighborhood this size. Sellers benefit from the same dynamic, since a well-positioned listing here faces little direct competition within the neighborhood.
