August put plenty of homes in front of buyers across the Roaring Fork Valley, and few of them felt any pressure to act. Sellers are holding firm on price, and buyers are waiting for value.
Aspen had 20 new single-family listings, double last August. Six homes closed at a $3.15M median, and sellers received 90.1% of list price.
Snowmass Village was the quietest town in the valley, with one single-family closing at 86.0% of list price and inventory up 50.0% to 24 homes.
Basalt condos closed 18 units at an $813K median, compared with four closings last August.
Carbondale closed 15 single-family homes, up from 12. The median fell 41.3% to $1.60M, which reflects the mix of homes that sold, not a change in values.
Buyers are active across the valley, but they are negotiating hard and passing on anything that feels overpriced. Heading into fall, the sellers who price to today's market will be the ones who close.
