Aspen & Roaring Fork Valley Market Pulse, July 2026

July was a mixed bag depending on where you looked. Aspen and Carbondale carried nearly all of the valley's single-family volume. Snowmass Village and Basalt went quiet.

Aspen: Nine single-family closings, the most of any month this year, at a $10.19M median, down 13.7% year over year. Days on market reached 278.

Snowmass Village: No single-family homes closed. Inventory climbed 46.7% to 22 listings. Condos carried the month, six closings at a $1.11M median.

Basalt: Two single-family closings at a $2.91M median. Condos stayed busier, five sales at a $1.13M median, the fastest days on market in the valley at 58.

Carbondale: Thirteen single-family closings, level with last July, at a $1.39M median. Homes sold in 71 days, the fastest single-family pace in the valley.

August and September usually bring the year's heaviest dealmaking. This stretch will say a lot about how 2026 closes out.
