The 13th issue of Curated, the seasonal magazine from Compass Luxury, is out. It runs 116 pages of homes from the Carmel coast to the Berkshires to the outskirts of Jackson Hole, and three themes come up throughout.

The first is how homes come to market. More sellers are choosing how they launch. Some start privately, some test interest as Coming Soon, and some go fully public on day one. Compass reports that homes marketed in phases have gone under contract faster and with fewer public price reductions. In a valley where discretion matters, that flexibility is useful.

The second is that lifestyle leads the search. Much of the issue is organized by how people want to live, whether that’s equestrian, waterfront, recreational, or architectural, rather than by price or square footage. That pattern is familiar here. The right stretch of river, room for horses in Woody Creek or Carbondale, or a short walk to the lifts often defines a search before the house does.

The third is that design is getting quieter. The featured homes favor livability over spectacle, with open connections to the landscape and spaces made for everyday use rather than display.
